Booking a pro
in Newcastle.

Newcastle has a housing type you will not find in most cities: the Tyneside flat, two homes in one terraced house, each with its own front door onto the street. Add sandstone streets in Grainger Town, big Victorian houses in Jesmond, thousands of students at Newcastle and Northumbria universities, and a Clean Air Zone over the city centre bridges, and local knowledge counts for a lot.

AYS Concierge is new and opens area by area, so we do not claim to have pros on every Newcastle street yet. Enter your NE postcode to see who covers it today. If you are a cleaner, roofer, plumber or mobile pro working on Tyneside, you can join now and pick the postcode districts you serve.

Newcastle homes, and what they mean for a job

Tyneside flats were built in long terraces from the later nineteenth century up to the First World War, and many streets in Heaton still have them. The lower flat opens straight onto the street, while the upper flat has its own door with a staircase going up behind it. For removals, cleaning or plumbing, say which flat you live in, because a narrow stair and a shared back yard change how a job is done.

In Grainger Town, the classical streets built in the 1820s and 1830s are sandstone with Welsh slate roofs, and many buildings are listed. Jesmond has three conservation areas: Brandling Village, South Jesmond and Jesmond Dene. Work on stonework, roofs or windows in these streets often needs matching materials, so send photos and mention the status when you ask for quotes.

Good to know
before you book.

Local things that change how a job is done, or what it costs.

Clean Air Zone, vans included

The Newcastle and Gateshead Clean Air Zone is Class C. Private cars are not charged, but older vans, taxis, buses and lorries that miss the standard are. It covers most of the city centre and the Tyne, Swing, High Level and Redheugh bridges. Check the council's website for the current map and rules.

Match days at St James' Park

On Newcastle United match days and big events, roads near St James' Park can close around kick-off and the stadium car park shuts. If you live nearby, avoid booking a van job for those hours, or warn your pro. Newcastle City Council's parking disruption page lists closures.

Jesmond and Heaton shared houses

Jesmond and Heaton have Article 4 directions, so turning a family house into a small shared house needs planning permission there. Most shared houses also need a licence from the council. Landlords booking end of tenancy cleans or safety checks should check Newcastle City Council's website for the current rules.

Permit parking

Many streets near the centre, Jesmond and Heaton are in residents' permit zones. Pros may need a visitor permit or scratchcard to park during restriction hours. Tell them about the zone when you book, and have a permit ready if you can, so they do not lose time circling.

Can I book a pro in Newcastle on AYS yet?

AYS Concierge is new and opens area by area, so it depends on your postcode. Enter your NE postcode and you will see any pros who already cover it. If nobody shows yet, check back soon, because local pros are joining. Every pro is reviewed by our team and passes a photo ID check before they can take bookings.

Does the Clean Air Zone affect my booking?

Private cars are not charged in the Newcastle and Gateshead zone, but older vans that miss the standard are. If your home is in the city centre, a pro with an older van may pay to reach you, which could appear in a quote. Many trade vans now comply. Check the council's website for the current zone and charges.

I live in an upper Tyneside flat. What should I tell a pro?

Say it is an upper flat and describe the stair, which usually rises straight from your front door. Mention whether you share a back yard and where the boiler, stopcock and meters are. For removals, measure large furniture against the stair. This helps a pro bring the right tools and give a fair price.

Do I need permission to work on a house in Jesmond or Grainger Town?

If the house is listed or in a conservation area, changes to windows, doors, roofs or the front may need consent. Like for like repairs often do not. Grainger Town and parts of Jesmond have both. Check with Newcastle City Council's planning team before the work starts, and tell your pro about the status when you book.
