Roof repairs,
done properly.
From a single slipped tile to a tired flat roof, find a local roofer who covers your postcode and get the job priced clearly before anyone climbs a ladder.
What to expect
from your pro.
Most roofing problems start small. A tile slips in a storm, the mortar on a ridge cracks, a gutter sags and starts spilling down the wall. Left alone, water finds its way into the loft, the ceiling and the brickwork, and a quick roof repair becomes a much bigger job.
On AYS you can find roofers who cover your area, describe what you can see, and add photos taken from the ground or a window. A good roofer will tell you whether it is a patch repair or something that needs more work, and why. For standard jobs like clearing gutters you may see a fixed price. For leaks, flat roofs and chimney work, local pros send you a quote first.
Roof work is done at height, so access matters. Some jobs can be reached with a ladder, others need a tower or scaffolding, and that is often the biggest factor in the price. Ask your roofer how they plan to get up there safely before you agree to anything.

How the price
is worked out
Simple jobs such as gutter clearing can be booked at a fixed price shown before you pay. Most repairs are quoted, because a roofer needs to know what they are dealing with. The price depends on how the roof is reached (ladder, tower or scaffolding), the height and pitch, the roof covering, how much damage there is, and whether materials like matching tiles or lead are needed. Quotes are free and you are not obliged to accept one.
How to get
ready
- Take photos of the problem from the ground, a window or the loft, and add them to your request.
- Clear the driveway or side path so ladders and materials can be set up safely.
- Tell your neighbours if the roofer may need to work from, or near, their side.
- Move anything fragile away from the walls below where tiles or debris could fall.
- If water is coming in, put a bucket under it and move valuables out of the loft.
Choosing the right pro
Every roofer on AYS passes a photo ID check and a review by our team before they can take bookings. Roofers can also upload insurance and trade qualifications for us to check, and these are shown on their profile. For work at height, public liability insurance is worth asking about, so look for it before you book.
How do I know if my roof needs repairing or replacing?
Most roofs can be repaired. A few slipped tiles, a cracked ridge or a small leak are usually fixed in a visit. A roofer may suggest replacing when many tiles are failing at once, the timbers or battens underneath have rotted, or a flat roof keeps leaking in different places. Ask them to show you photos of what they found.
Can a roofer find a leak if I cannot see where it comes from?
Yes, that is a normal part of the job. Water often travels along timbers or felt before it drips, so the stain on your ceiling may be some distance from the actual gap. A roofer will check the loft and the roof covering, flashing, valleys and chimney. Tell them when the leak shows, for example only in heavy rain or wind.
Do I need scaffolding for a roof repair?
Not always. Small repairs on a low roof can sometimes be done from a ladder or roof ladder. Higher or larger jobs usually need a tower or scaffolding so the work can be done safely. If scaffolding has to go on the pavement, the scaffolder normally needs a licence from the local council. Your roofer will explain what they need in the quote.
Do I need permission for roof work?
Small repairs usually do not. Replacing a large part of a roof can fall under building regulations, and changes to the shape or look of a roof may need planning permission. Listed buildings and homes in conservation areas have extra rules. If you are unsure, ask your roofer and check with your local council before the work starts.
What if my garage roof is old corrugated sheeting?
Some older garage and shed roofs, especially cement sheets fitted before 2000, can contain asbestos. Do not drill, cut or break it. Mention it in your request so roofers can tell you whether they can work with it or whether it needs a specialist to test and remove it first.
Can roofers work in the rain?
Roofers can sometimes make an emergency fix in poor weather, such as a temporary cover over a hole. Most proper repairs need a dry day, because wet roofs are slippery and many materials do not bond well when damp. Your roofer may need to move the date if the forecast turns. Free cancellation applies up to 24 hours before the start time.
