Booking a pro
in London.
London is really dozens of local places, and a job in a Hackney flat is not the same as one in a Croydon semi. Parking rules change from one borough to the next, many streets sit in conservation areas, and the water across the Thames Water region is hard. A pro who works here every day knows how those things shape a job and its price.
AYS Concierge is new and is opening area by area, so we do not claim to have pros across London yet. Enter your postcode, from E8 to SW19 to HA0, and you will see who covers it today. If nobody does yet, you can still describe the job and check back. If you are a tradesperson or mobile pro working in London, you can join now and choose the postcode districts you serve.
Old terraces, converted flats and a lot of stairs
Much of inner London is Victorian and Edwardian terraced housing, often in yellow London stock brick under slate roofs, with sash windows, chimney stacks and shared walls. Many of these houses are now split into flats. Further out you find interwar semis and suburban streets, and almost everywhere there are purpose-built blocks and mansion flats.
That shapes the work. Slate roofs and old chimneys need a roofer who knows them. Shared walls mean some building work falls under the Party Wall etc. Act 1996, which needs notice to the neighbours. In a flat, the freeholder or managing agent may need to agree to work first. Upper floors with no lift add time to removals and deliveries, so say which floor you are on and whether there is a lift.
Good to know
before you book.
Local things that change how a job is done, or what it costs.
ULEZ and the Congestion Charge
The Ultra Low Emission Zone covers all London boroughs, and older vans that do not meet its standards pay a daily charge. Central London also has the separate Congestion Charge. Some pros pass part of these costs on, so ask whether the quote includes them. Check the TfL website for the current rules and to look up a vehicle.
Parking, permits and red routes
Most boroughs run controlled parking zones, and the rules differ street by street. Red routes, the main roads managed by TfL, have strict stopping rules. Tell your pro where a van can park and whether you can lend a visitor permit. For a skip or materials in a parking bay, the council usually needs a licence and a bay suspension, so check its website early.
Hard water everywhere
Thames Water says all the water in its region is hard, because it passes through chalk and limestone. That means limescale on taps, showerheads, kettles and boiler parts. Mention it when you book a plumber or a deep clean, and ask about descaling or a softener. Thames Water advises keeping a separate unsoftened tap for drinking.
Conservation areas and renting
London has a large number of conservation areas and listed buildings, where changing windows, doors, roofs or front walls can need permission. Many boroughs also run licensing schemes for private landlords, often ward by ward. If you own a period home or let a flat, check your council's website before work that changes how the building looks.
Often needed
in London.
Each service page explains what is covered, how pricing works and how to get ready.
Plumbing
Hard Thames Water supply means limescale on taps, showers and boilers, and older conversions often have tired pipework under the floors.
Home cleaning
London has a very large rental market, so end of tenancy cleans and deep cleans between tenants come up all year round.
Removals
Flats on upper floors, narrow stairs and tight parking make a London move a job to plan, with access details given up front.
Roofing
Slate roofs, valley gutters and old chimney stacks on Victorian terraces need regular care, especially after windy autumn and winter weather.
Mobile barbers
When parking and travel across London eat into your day, a barber who comes to your flat or office can save the journey.
Can I book a pro in London on AYS yet?
It depends on your postcode. AYS Concierge is new and opening area by area, so not every part of London is covered yet. Enter your postcode to see which pros cover it today. If none do yet, check back soon. Pros working in London can join now and pick the postcode districts they serve.
Will ULEZ or the Congestion Charge affect my quote?
It can. The Ultra Low Emission Zone covers all London boroughs and charges vehicles that do not meet its standards, and central London has the separate Congestion Charge. Many pros drive compliant vans, but some include travel costs in their price. Ask whether the quote covers it. The TfL website has the current rules.
Where will the pro park?
Tell them before the visit. Most London boroughs have controlled parking zones, and main roads may be red routes with strict stopping rules. If you have visitor permits, offer one. For bigger jobs that need a skip or a parking bay kept free, the council usually needs to approve a licence or a bay suspension, so check its website in good time.
Do I need permission for work on a London period home?
Small repairs usually do not need it. If your home is listed or sits in a conservation area, changing windows, doors, roof coverings or front boundaries may need consent. Building work on or near a shared wall can fall under the Party Wall etc. Act 1996. In a flat, check your lease too. Your council's website explains the local rules.
