Booking a pro
in Nottingham.
Nottingham is built on soft sandstone, and people have carved caves and cellars into it for centuries. Above ground, much of the city is late Victorian red brick, from the terraces of Forest Fields and Sneinton to the Edwardian villas of Mapperley Park. Two big universities mean a lot of shared houses, and the city council has its own planning and licensing rules for landlords.
AYS Concierge is new and opens area by area, so we do not claim to have pros on every Nottingham street yet. Enter your NG postcode to see who covers it today. Nottingham homes, and what they mean for a job
Forest Fields, north of Gregory Boulevard, is a good picture of late Victorian Nottingham: red-orange local brick with bands of blue-black brick and busy rooflines. Similar terraces run through Sneinton, St Ann's, Sherwood and Hyson Green. They often have small back yards, narrow side passages and tight stairs, so tell your pro about access when you book.
The city sits on sandstone, and the council's records list hundreds of man-made caves beneath it, many once used as cellars. If your house has a cellar or you know of a void under the garden, mention it before any building, drainage or extension work. On the Park Estate and in Mapperley Park, conservation area rules can affect windows, roofs and walls, so check before you change anything visible.

Shared houses in Lenton and beyond
With the University of Nottingham and Nottingham Trent, areas such as Lenton have many shared houses. A city-wide Article 4 direction means turning a family home into a shared house needs planning permission. Landlords booking cleans or repairs should check Nottingham City Council's website for current rules.
Selective licensing for landlords
Nottingham runs a selective licensing scheme covering most privately rented homes in large parts of the city, with conditions on gas and electrical safety. If you let a property, an electrician can carry out the electrical safety report you need. Check the council's website and boundary map to see if your address is included.
Getting onto the Park Estate
The Park Estate, below the castle, is a private estate with controlled vehicle entrances and many listed buildings. If you live there, tell your pro how they get a vehicle in and where they can park before the day, so the job does not start late.
Hard water in much of the city
Much of Nottingham's tap water is moderately hard to hard, so limescale builds up in kettles, showers and combi boilers. Severn Trent's postcode checker shows the hardness for your home, which helps a plumber decide whether a filter or softener is worth it.

Home cleaning
End of tenancy cleans for shared houses in Lenton, Dunkirk and Radford, when student tenancies change over in summer.
Electrician
Electrical safety reports for landlords in the selective licensing area, plus rewiring in older terraces. Notifiable work must meet Part P.
Building and construction
Extensions and patios on sandstone ground, where an old cellar or cave may need a builder to plan the footings carefully.
Plumbing
Limescale in showers and boilers, and old pipework in Victorian terraces. Gas boiler work must be done by a Gas Safe registered engineer.
Removals
Terraced streets with narrow pavements and permit parking near the centre, so give your mover the street and parking details.
Can I book a pro in Nottingham on AYS yet?
AYS Concierge is new and opens area by area, so it depends on your postcode. Enter your NG postcode to see any pros who already cover it. If none show yet, check back, as local pros are joining. Every pro is reviewed by our team and passes a photo ID check before they can take bookings, and quotes are free.
My house has a cellar cut into the rock. Does that matter?
It can. Many Nottingham cellars and caves are carved into soft sandstone, and they matter for extensions, drainage, damp work and anything that adds weight near them. Tell your builder about the cellar, add photos, and ask how it changes their plan. For structural work, building control may want to know about it too.
I am a landlord in Nottingham. What should I book?
Between tenancies, landlords often book an end of tenancy clean, small repairs and an electrical safety report. Nottingham's selective licensing scheme sets conditions on gas and electrical safety for many rented homes. Gas safety checks must be done by a Gas Safe registered engineer. Check the council's website for what applies to your address.
Do I need permission for work on the Park Estate or in Mapperley Park?
Both are conservation areas, and many Park Estate buildings are listed. Changing windows, doors, roofs or boundary walls may need consent, while like for like repairs often do not. Check with Nottingham City Council's planning team before work starts, and tell your pro about the status when you request quotes.
